In order to purchase a villa house with land or land alone you will be required by Bulgarian law to set up an Ltd company, however, this process is very straight forward for U.K citizens. The charge for the setting up of a limited company is 400 GBP (600 Euro), which includes all government, solicitor taxes, and set up Notary fees. Addition to these fees you will be required to deposit about 2500 Euro-aprox.1800GBP into your own company bank account in Bulgarian leva within Bulgaria. This is your starting capital, which can be withdrawn anytime following completion of the process and your company is registered. The registration of the LTD Company takes around 14 days and if you are not able to stay that long in Bulgaria you will have to leave a Power of Attorney to a solicitor who will complete the registration and will transfer the property (the deed) on your name on the front of Notary public.
